What is a drywall partition and how is it different from a brick wall?

A drywall partition is a non-load-bearing interior wall built from a lightweight steel frame with gypsum plasterboard fixed to both sides. It does not carry structural load; it divides space. Compared to a brick wall, drywall is three to four times faster to install, significantly lighter, and produces a surface that is ready to paint without additional plastering. In Malaysia, drywall has largely replaced brick for interior partition works in both residential and commercial construction because of speed, cost, and design flexibility.

Gypsum board is a material, a panel made from gypsum plaster between two layers of paper. Drywall is the construction system that uses gypsum board as its facing, fixed to a steel frame. In Malaysia, the two terms are used interchangeably, but drywall is the broader system, and gypsum board is the specific board product within it. Other board types, moisture-resistant, fire-rated, fibre cement, can also be used within a drywall system, depending on the application.

An acoustic partition, double-layer gypsum board on a steel frame with rockwool or glasswool insulation within the cavity. A standard single-layer drywall provides minimal sound containment. For a meeting room where conversation privacy matters, the partition needs to be specified to an acoustic performance standard, not just erected to divide the space. The ceiling junction and door specification also affect acoustic performance; a correctly built partition with a standard hollow-core door still leaks sound significantly. The system needs to be considered as a whole.

Fire-rated partitions are required under Malaysia’s Uniform Building By-Laws wherever a wall forms part of a fire compartment: escape corridors, stairwells, plant rooms, commercial kitchen separations, and between tenancies in multi-tenant buildings. The required rating of 30, 60, or 120 minutes depends on building type and occupancy classification. If your commercial space requires an occupancy certificate or is subject to fire compartmentation, the relevant partition walls must be fire-rated and correctly detailed at all junctions. Le Lume advises on this at the assessment stage, before any system is specified.

Standard gypsum board cannot. It absorbs moisture in Malaysia’s humidity and will deteriorate, swell, and support mould growth in wet environments over time. Moisture-resistant gypsum board, identifiable by its green face paper, is the correct specification for bathroom walls, wet kitchen areas, and any wall subject to recurring moisture. In direct wet zones such as shower areas, the moisture-resistant board is used as a substrate, and the waterproofing membrane is applied over it before tiling. Using standard gypsum boards in a wet area is one of the most common and most avoidable errors in Malaysian renovation work.

Electrical conduits, data cabling, switch drops, and air conditioning refrigerant lines are routed through the cavity within the steel frame before the second face of gypsum board is fixed. This requires M&E coordination to happen before framing is complete, not after the wall is closed. When this step is skipped, partitions get opened after completion to install services that were never planned for. It damages the finish, adds cost, and delays the project. At Le Lume, M&E routing is mapped and agreed before framing begins on every project, without exception.

A standard residential room partition can be framed and boarded within one to two days. A full commercial office fit-out with acoustic partitions, glass panels, and ceiling coordination is typically two to four weeks, depending on scope. The finishing: jointing, skim coat, and surface preparation before painting requires adequate drying time, particularly in Malaysia’s humidity. Rushing this stage leads to joint cracking and blistering after handover. Le Lume does not rush to finish work to meet an arbitrary timeline.

Partition costs vary significantly based on system type, wall height, board specification, insulation requirements, M&E coordination involved, and finish level. A standard single-layer drywall is considerably less expensive than a double-layer acoustic or fire-rated system. Providing a price without understanding the scope and seeing the site is not something Le Lume does, because the system specification changes the number, and the specification cannot be determined without a proper assessment.
