What is the difference between renovation and refurbishment?

Renovation typically refers to changing or improving the layout, structure, or function of a space, often involving hacking, rebuilding, and new installations. Refurbishment usually means restoring or updating an existing space without major structural changes, replacing finishes, fixtures, and fittings while keeping the existing layout. In practice, most Malaysian projects sit somewhere between the two. The correct approach depends on the existing site condition and what the space needs to do after completion.

A standard condo renovation in Malaysia typically runs between eight and sixteen weeks, depending on the scope. A full bungalow renovation with structural works, full M&E replacement, and complete interior fit-out can run four to six months. The timeline depends on the extent of hacking, the number of trades involved, material lead times, and how well the programme is managed between trades. Renovations that run longer than planned almost always do so because the scope was not properly confirmed at the start.

Full renovation costs in Malaysia vary significantly based on property type, existing condition, scope of works, material specification, and trade coordination required. A basic condo renovation costs differently from a full gut refurbishment of an older landed property with structural issues and full M&E replacement. Le Lume provides a detailed quotation after a site visit and full scope assessment. Quoting renovation works without seeing the site and confirming the scope is not something we do, because the existing condition changes the number every time.

The correct sequence for a full renovation in Malaysia is: demolition and hacking first, then structural works if required, followed by waterproofing in wet zones, M&E first-fix including electrical conduit and plumbing rough-in, plastering, ceiling frame and boarding, carpentry installation, tiling, painting, M&E second-fix including power points and light fittings, and finally snagging before handover. Trades that run out of sequence create rework. The most common example is tiling before waterproofing is confirmed, or painting before carpentry is complete.

Older Malaysian properties commonly reveal outdated wiring that cannot carry modern electrical loads, plumbing that has corroded or been incorrectly joined at previous renovations, waterproofing that has failed in wet zones without presenting obvious visible damage yet, and plastering over cracks that were never properly repaired. These conditions are often only visible once hacking starts. A proper site condition assessment before the scope is finalised reduces the number of surprises, though not every hidden condition can be confirmed before walls are opened.

For minor refurbishment works covering one or two rooms, staying in the property is manageable with proper hoarding and dust control. For a full renovation involving hacking, M&E works, and multiple simultaneous trades, staying in the property significantly slows the programme and affects workmanship quality. Trades working around residents reduce their efficiency, and the supervision standard drops because access is limited. For full renovations, vacating the property for the duration is the approach that produces the best result in the shortest time.

Before signing, confirm that the scope of work is written in full detail, not described in general terms. Every trade, every material specification, and every finish should be listed. Payment terms should be tied to completed milestones, not calendar dates. The contract should name who is responsible for trade coordination and site supervision throughout the project. A renovation contract that is vague on scope or that has no supervision accountability built into it is the most common starting point for a renovation that runs over budget and over time.
